GARTH BROWN 2010 REPORT
Dear valued Client as this will be our last eNewsletter for 2010 please accept our sincere thank you and appreciation for your custom during the year, many of you are repeat Clients and have developed a trusting relationship with us. To our new Clients we welcome you and look forward to the opportunity to work for you again.
Brown & Brown Conveyancing have strong ties with the Industry and we keep a close eye on all the latest developments from both the public and private sector to enable us to remain committed to providing the best practice Conveyancing service and up-to-date, relevant Property information to assist both the Vendor and Purchaser.
Our user-friendly, easy to navigate website has been developed as a conveyancing portal. A highlight of the site is the Web TV to welcome visitors and allow me to introduce myself in an informal and friendly way.
We strive to keep at the forefront of internet technology and online distribution by publishing a monthly eNewsletter and we engage in Social networking via Facebook, Linkedin and Twitter.
With your support during the past 12 months Brown & Brown Conveyancing achieved several milestones and we wish to share them with you.
• CONVEYANCE: we assisted approx 40 Clients with their Sale or Purchase and in some cases we handled both a Sale and Repurchase in back to back transactions.
• SEMINARS: we held two Property Seminars at our Crows Nest office.
• eNEWSLETTERS: we continued with our dedication to online distribution of current property news to our database publishing 10 monhtly eNewsletters during the year and archiving on our website for future reference.
• NEWSPAPER: Article written by Garth Brown was published in SMH Domain section – 30th October 2010.
• INDUSTRY AWARD: To top a very successful year we received a prestigious Industry Award …

We wish you all a very safe and enjoyable end of year holiday break, it’s a good time to take stock of the previous year and prepare for the new one, in this eNews here is a tip about checking your credit rating.
"IS YOUR CREDIT RATING HEALTHY?"
Whilst 2009 may well be remembered in Australia as the year when predictions of severe economic fallout such as dramatic job losses and the collapse of the residential real estate market failed to materialise. 2010 shaped up as the ‘Year of the Investor’ in the capitals and most of the major regional centres across Australia.
Interest rates remain top of mind for many but despite the Reserve Bank raising them unexpectedly on Melbourne Cup Day, reports are emerging that investor confidence continues to rise with investors heading back into the property market in greater numbers encouraged by the new Stamp Duty Concessions (see Brown & Brown September eNEWS).
As the year draws to a close now is a good time to check your Credit Rating.
CREDIT RATING
Your credit rating is all important when applying for finance. Because it is rarely discussed, you may not be aware that simply making enquiries to a couple of different lenders about your borrowing potential could appear on your credit report – even without lodging an application! and although this may not impact on your ability to get a loan it could influence how finance companies view you.
DEFAULTS & UNPAID ACCOUNTS
These stay on your credit history for five years, so it makes sense to review your credit report. You are legally entitled to have unfair, incorrect or disputed entries removed. The banks can be very reticent to lend if a credit file show a default amount.
COMMON REASON FOR A BLACK MARK
One of the most common reasons a black mark appears on your credit report is simply due to an address change not made and bills not received. A good investment when moving is to have your mail redirected by Australia Post for a six month period, it's not expensive and could save you in the long run. Six months should give you plenty of time to let all your creditors know your new address.
CHECK YOUR OWN CREDIT RATING
Credit fraud is a growing issue all over the world, it's wise to check your own credit report, many people find out too late their credit rating is not 100% because of credit fraud.
COPY OF YOUR CREDIT REPORT
A question I'm often asked is "How do I get a copy of my credit report?"
You will need to contact the credit reporting agencies to obtain a copy of your credit reports. You will be asked to provide information to enable them to properly identify you.
This could include:
• your full name
• your address
• your date of birth
• your previous address
• your driver's licence number.
Credit reports are generally required to be given free of charge.
There are two main credit reporting agencies. Their contact details are:
