"Timing
the Market; should you Buy, Sell or Wait?"
This newsletter reminds me of two of the best AFL Coaches I had -
Kevin
Sheedy and Tom Hafey in my final years of senior high school - they
would always say "life is not long; what you do between the ages
of 18
- 22 years will most likely determine what you will do for the rest
of
your life whether it be AFL or your working life".
I credit both Hafey and Sheedy for such good advice and the direction
they both gave me as a 16/17 year old year old.
Translating their advice to property
…
DO:
buy property when you’re young, in fact the best time to get
into property is to get in at an early age; it makes life easier later
on.
DON’T: take on
a too large debt at the beginning; start small and progress from there.
Here are 3 tips for buying, have a read
and see what you think:
Just like the share market, no one ever knows when the property market
has reached its peak or hit rock bottom. And market-by-market property
behaves very differently. The answers are never uniform or simple,
but these tips can help make up your mind:
1. RESEARCH: Yes - It
takes research to time the market.
Property markets behave differently from suburb to suburb and even
street to street. It's vital you know what the market is really doing.
Here’s an interesting website to keep you up to date with exactly
what’s going on in your market, it will also give you a guide
as to when to BUY, SELL or WAIT: www.thehouse.com.au
2. PRICE:
Lower house prices are not always a bargain!
Your research should tell you whether a house price you are interested
in is rising or falling and if it’s a good investment, a lower
price doesn’t always mean it’s a bargain if it’s
not in an area that’s achieving capital gains or you have to
over commit to buy it. You need to work out whether the property you
like presents an opportunity or not based on two options:
a). if you buy a house with a Mortgage and only pay a little more
than rent then that's a good opportunity.
b). If you are thinking of taking on a large Mortgage based on paying
it back with higher capital gains in a short period of time, you need
to think again.
3. FINANCIALS:
a very important equation.
Your mortgage becomes a major part of your life, weigh up all your
combined debt, analyse your financials and the effect of being in
debt on your relationships around you. Homebuyers
need to be able to withstand circumstances like death of a mate, divorce,
illness, job loss and/or interest rates rises.
The only real losers in a property market are people who are forced
to sell - and that happens regardless of booms or busts.
You think it may never happen to you but the reality is “time
and unforeseen occurrences befall us all”.
And remember: PEOPLE DON’T PLAN
TO FAIL, THEY FAIL TO PLAN!
