VALUE TO YOUR RENTAL PROPERTY"
With summer in full swing and the rental market showing better returns
than previous years, now is the time to consider making improvements
to your property.
In preparation for lean times in the future, it is a wise idea to
invest your higher rental returns back into your property now to help
you keep good tenants in your property for longer, and help you attract
new quality tenants when it becomes vacant.
HERE
ARE 9 EASY TIPS THAT WILL ADD VALUE:
1. Install an air conditioner
2. Painting – freshen up tired paint and any chips/cracks
3. Re-carpet / re-tile / polish scratched floorboards
4. Plumbing – ensure toilets/taps/showers etc don’t leak
5. Electricals – ensure lights, light switches, fuse boxes are
up-todate
6. Wire door screens – good condition and not ripped
7. Grounds – ensure lawns/gardens/tress are neat and tidy
8. If your property is in a Strata join the Body Corporate to have
a say in the maintenance of the strata property, a clean well maintained
strata block always enhances rental opportunities
9. If the Unit is located in an older building or it's the same as
the others in the block, you can give it an edge with a bit of a well
thought TLC, especially cleaning. Doing this will encourage tenants
to select your property over newer buildings, helping you to increase
your rental revenue through shorter vacancy periods
RENOVATING
DOESN’T HAVE TO BE EXPENSIVE:
Painting and carpeting a two-bedroom unit may
cost as little as $5,000.00 depending on the quality of the carpet
and to what extent you paint. Your accountant can also provide you
with information on the taxation advantages of improving your investment
property.
BEFORE
YOU START, SEEK PERMISSION FIRST
(IF REQUIRED):
Before you start renovating it is important to
always speak with your strata manager and the local council first.
Permission may be required to undertake certain improvements to your
property. For instance, if you plan to install an air-conditioner
then permission may be required from the owners corporation in a strata
property and possibly by the local council. However, if you only planning
on painting and carpeting and there is no structural work required,
permission may not be necessary.
And finally always remember - if your property is within a strata
scheme, speak with your strata manager first as they will be able
to guide you through the strata approval process.
IMPORTANT
CHECKLIST:
A.
Have a Budget:
Renovation costs can quickly escalate. Work out a budget, include
a buffer for unforeseen expenses and stick to the final amount. Keep
in mind: whatever you think it will cost to renovate, it may cost
considerably more.
B.
Paint with Care:
The colour sample you see in a brochure can look very different when
applied to an entire wall. Take the time to get pots of sample paint
and apply them to the wall.
C.
Nice Floors Make a Big Difference:
New carpet dramatically increases the appeal of an older-style apartment
at a relatively low cost. Choose a durable carpet and avoid light
colours that show up stains. And if you have scratched floorboards,
consider sanding them back for a clean new finish.
